Pulte Homes, a national builder, acquired the 13.9-acre Woodbourne Road parcel earlier this year from the CIBC Foundation for $4.1 million. The foundation had purchased the land from the Neshaminy School District in 2013 for $2.2 million.

Pulte plans to move forward with a development previously approved by the Middletown Township Board of Supervisors.
The new development will be named “Neshaminy Springs.”

The project, which was initially proposed by Westrum Development before Pulte Homes took over, will be constructed adjacent to the Cobalt Ridge neighborhood.
The three-bedroom townhomes are expected to be priced in the range of $500,000 to $600,000, according to statements from the developer.

A real estate preview noted the homes are anticipated to be available in mid-2026.

Crews began site clearing in September, with the complete demolition of the school building take place last week.
The approved plans for Neshaminy Springs include features such as maintained open space, resident and guest parking, and a decorative fence.

The development will also include a new turn lane on Woodbourne Road and have a larger setback from the road than originally proposed.

The development went through a revised application and settlement process following an initial denial by the Middletown Township Zoning Hearing Board due to zoning restrictions. The original proposal was for a 70-unit, age-targeted community.
