Pulte Homes Starts Work On 66-Unit Townhome Community In Levittown

Land clearing is underway at the former Dwight D. Eisenhower Elementary School where a 66-unit townhome complex is set to be constructed.

Pulte Homes purchased the 13.9-acre site on Woodbourne Road from the CIBC Foundation earlier this year for $4.1 million and plans to proceed with a development previously approved by the Middletown Township Board of Supervisors. The foundation had acquired the land from the Neshaminy School District for $2.2 million in 2013.

The new development will be named “Neshaminy Springs,” and it will be built adjacent to the Cobalt Ridge neighborhood.

The plans were initially brought forward by Westrum Development before national builder Pulte Homes purchased them.

According to statements from the development, the three-bedroom townhomes will be priced between $500,000 and $600,000.

The approved plans include maintained open space, resident and guest parking, a new turn lane on Woodbourne Road, and a decorative fence. The development will also have a larger setback from the road than initially proposed.

Robert Gundlach, the attorney for Westrum Development, noted last year that community feedback was important in shaping the final plan.

He said the community feedback led to modifications reducing traffic impacts and increasing green space.

The development was initially proposed as a 70-unit, age-targeted community but was denied by the Middletown Township Zoning Hearing Board due to zoning restrictions. That denial led to a revised application and a settlement.
