100 Townhomes Under Construction In Levittown

Construction is underway on two separate townhome communities located roughly 1,000 feet apart along Woodbourne Road in the Levittown section of Middletown Township.

The projects, Thatcher Square and Neshaminy Springs, will add 100 new residences to the section of roadway.

At 1492 Woodbourne Road, builder W.B. Homes has entered the early phases of construction on Thatcher Square. The 34-unit neighborhood occupies the former Knights of Columbus property.

While sales listings for Thatcher Square have not been posted online, officials previously estimated the market value of the units to exceed $500,000.

As part of an agreement to incorporate affordable housing, W.B. Homes will sell seven of the units to Habitat for Humanity of Bucks County for approximately $365,000 each.

Habitat for Humanity of Bucks County will manage the sale of the seven designated affordable units, which will be scattered throughout the development. Prospective buyers must meet specific eligibility criteria, which include residing or working in Bucks County and demonstrating financial need.

Thatcher Square’s design incorporates open space areas, and officials do not project the residential layout to create more vehicular traffic than the former Knights of Columbus site.

Down the road, national builder Pulte Homes is progressing on Neshaminy Springs, a 66-townhome development at the former Dwight D. Eisenhower Elementary School site.

Several blocks of townhomes are already up or starting to be erected at the site.

Pulte purchased the 13.9-acre property last year from the CIBC Foundation for $4.1 million. The foundation had bought the land from the Neshaminy School District in 2013 for $2.2 million.

The project was first brought forward by Westrum Development as a proposed 70-unit, age-targeted community. However, the Middletown Township Zoning Hearing Board denied that proposal and that led to a revised application and a settlement. Pulte Homes later acquired the project.

The approved plans for Neshaminy Springs requires a larger roadway setback than first proposed, along with maintained open space, a decorative fence, resident and guest parking, and a new turn lane along Woodbourne Road.

Units at Neshaminy Springs feature three- to four-bedroom layouts with two-car garages, with prices ranging between $549,000 and $592,000.

According to the Pulte Homes website, eight units have been sold.
