Revised Plan For Oxford Valley Mall Adjacent Development Approved

A revised plan for the development next to the Oxford Valley Mall that will feature two restaurants and two retail shops has been approved by the Middletown Township Board of Supervisors.

The development team behind the project at 130 Middletown Boulevard and 2340 Lincoln Highway received the green light for the updated land development plans earlier this month from the Board of Supervisors.

The new plan shifts from three buildings to two and is a “minor change,” according to Justin Geonnotti, the engineer for the development.

The modifications include the merging of the two buildings planned off Middletown Boulevard into a single structure, with a patio being moved from between the two structures to the one side of what is expected to be a restaurant space. The building will have approximately 10,000 square feet of space.

According to Geonnotti, the other building near East Lincoln Highway will lose a few feet to accommodate a high-pressure gas main serving the Oxford Valley Mall beneath the site.

Further enhancements include added sidewalks and a revised driveway alignment on Middletown Boulevard to facilitate access to a new apartment complex under construction.

PennDOT has also approved a crosswalk across Middletown Boulevard. The crossing will be equipped with flashing beacons for pedestrian safety.

While no tenants have been confirmed for the new development, Geonnotti revealed that several parties have shown interest in occupying the planned buildings.

The project includes stormwater improvements to the site, which saw the demolition of a 1980s gym building in 2021.

The property was previously owned by Fitness International LLC โ€“ the entity behind the LA Fitness chain โ€“ and was acquired by Rusden Properties LLC, a Northampton Township-based company, in March 2018 for $750,000.
