
The planned second Chick-fil-A location in Middletown Township that was approved in 2021 may not be built.

Mike Meginniss, the attorney for the Langhorne Square Shopping Center along East Lincoln Highway, said the Chick-fil-A may still happen, but it is 2023 and construction has not yet begun on the approved 5,000-square-foot Chick-fil-A restaurant with outdoor seating, indoor seating, and a dual-lane drive-thru. The lack of action has caused speculation the location may not be constructed.
At the Monday evening meeting, the Middletown Township Board of Supervisors approved subdivision for a 1.88-acre pieces of the 12.23-acre shopping center. The lot is where the Chick-fil-A has been approved.
The Langhorne Square Shopping Center was sold in 2021 by Waterstone Properties, of Needham, Massachusetts, to U and Me Langhorne LLC, of Westbury, New York, for $23.45 million. However, Waterstone Properties has an agreement to retake ownership of the space designated for the Chick-fil-A if construction doesn’t begin.

Meginniss said the company is hopeful the Chick-fil-A will be built, but Waterstone Properties will seek a new bank, eatery, or other business for the site if the fast food chain’s plan falls apart.
At 2021 Middletown Township Planning Commission meetings, John Martinez, a development manager for Chick-fil-A, said the building would have a “state-of-the-art kitchen.”

The new location would not have a playground, noting the pandemic led to the the fast food chain eliminating them from designs and using the space for more seating.
The approved plans for the restaurant include a drive-thru door instead of a standard drive-thru window where workers will serve customers in the two lanes. The approved plan shows a canopy to protect employees receiving orders from consumers using the drive-thru.
The second Chick-fil-A location in Middletown Township was opened with the intention of relieving some of the pressure on the main location of the business by adding a drive-thru next to Sesame Place. Lincoln Plaza is 1.5 miles from the Langhorne Square Shopping Center.
