A developer has proposed a plan to construct 47 or fewer homes on the Black Farm in Hulmeville Borough.
The plan from Bristol-based Mar Mar Builders would see up to 47 single-family homes constructed on 31 acres of the Black family’s 36 acre property. The remaining five acres would remain owned by the Black family.

Hulmeville Borough Council President Tom Wheeler said Mar Mar Builders’ sketch plans submitted to the borough are preliminary. He said the builder has not yet moved onto the Zoning Hearing Board or Planning Commission phase.
Calkins Media reporter Tyler Miles first broke the story and wrote that the Black family has come to an agreement with Mar Mar Builders to sell 31 of the property’s acres for the homes. County records note the entire property is zoned residential.
Wheeler told LevittownNow.com the proposed plans from Mar Mar Builders include an entrance road to the development from Trenton Road behind the William Penn Fire Company.

The property has not been used as a working farm in recent years and is listed as a camping destination on AirBnB. The property, according to the camping listing, is a fifth-generation farm with a barn, 300-year-old home, woods, pastures and natural springs.
In 1986, a 14-acre portion of the Black Farm was sold to Langhorne Wood Products in 1986 and currently functions as a pallet facility.

Harriet Black, who lived at the farm, died last March at the age of 94. She was highly involved in the Hulmeville community and served as the tax collector and borough secretary.
Wheeler said he was not sure how long the Black family was marketing the property but said it is within their rights.
“[The borough] is trying to do what’s best for the town,” he said.

During a Council meeting earlier this year, Hulmeville officials said Mar Mar Builders told them the project would take at least two years to complete.
The potential loss of the bulk of the Black Farm would be another major hit for farm properties in the Levittown area. There are proposed plans to develop the 168-acre Stone Farm in Middletown and the 10-acre Sunbury Farm property in Bristol Township.
