A new drive-thru coffee shop is coming to a local shopping center after receiving preliminary and final land development approvals from Middletown Township officials.

The Arkansas-founded brand 7 Brew plans to construct a standalone, 510-square-foot facility in the northern corner of the Langhorne Square shopping center parking lot along East Lincoln Highway. The shopping center property is owned by Federal Realty Investment Trust.
The Middletown Township Board of Supervisors approved the development at Monday evening’s meeting. The planning commission previously recommended approval for the plan in June.
The drive-thru-only model features no indoor seating and conducts 99 percent of its service through two primary drive-thru lanes, which provide 18 vehicle stacking spaces, company officials said.

The layout also includes a bypass lane to handle overflow or allow vehicles to exit the queue, alongside a 270-square-foot cooler.
Company representatives told the supervisors that peak hour demand typically requires no more than 16 stacking spaces, with the morning and evening commutes serving as the facility’s busiest periods.

“We are beverage focused,” Zach Rosskamm, the local 7 Brew franchisee, recently told township planners.
The menu features coffee, energy drinks, and smoothies, with an assortment of flavored syrups, sweet sauces, milk alternatives, and other ingredients that allow for more than 20,000 drink variations.
Constructing the drive-thru shop will require removing 57 parking spaces from the shopping center’s northern lot.

The site is currently paved and entirely covered by impervious surface.
A representative for the shop explained that the project is designed to result in a net reduction of impervious surface at the shopping center by approximately 5,000 square feet.

“When you look at the area that we are developing, the vast majority of that area today is impervious surface,” said Rob Lewis, the attorney representing 7 Brew. “We will reduce that by the time we are done with the project. There will be a net increase in green space.”
Lewis said the coffee shop satisfies all township stormwater management requirements required under local ordinances.

The new location will compete with a nearby Starbucks that features a drive-thru.
The 7 Brew coffee shop will operate seven days a week, opening daily at 5:30 a.m. It will close at 10 p.m. Sunday through Thursday, and at 11 p.m. on Fridays and Saturdays.

Started in Arkansas roughly a decade ago, 7 Brew began franchising several years later and has partnered with private equity firms to fund its expansion.
At the end of 2025, the company announced it had grown to more than 600 locations across 38 states.
The company said late last year that it expects to maintain its growth, having recently opened walk-thru locations in college towns and a shop inside a Walmart.
