A drive-thru-only coffee chain is planning to expand its footprint into Middletown Township.

The Middletown Township Planning Commission voted earlier this month to recommend approval of the preliminary and final land development plans for Arkansas-based 7 Brew.
The proposal will next head to the Middletown Township Board of Supervisors for consideration.
The proposed 510-square-foot building would be constructed in the northern corner of the Langhorne Square shopping center along East Lincoln Highway, which is owned by Federal Realty Investment Trust.

The drive-thru-only model 7 Brew uses has no indoor seating and includes two drive-through lanes, a bypass lane, and a 270-square-foot cooler.
“We are beverage focused,” said Zach Rosskamm, the local 7 Brew franchisee.

Rosskamm, who has opened other 7 Brew locations, said the menu features coffee, lemonades, teas, milkshakes, flavored sodas, and energy drinks.
“There is no hot food on site, no food preparation on site,” Rosskamm said.
According to Rosskamm, walk-up customers are rare for the brand.

“We typically get fewer than five a day,” Rosskamm said, noting that walk-up traffic is effectively discouraged because those customers are placed behind the last vehicle in the drive-through queue.
The company boasts a menu able to allow customers to create more than 20,000 drink variations utilizing an assortment of flavored syrups, sweet sauces, milk alternatives, and other ingredients.

The shop would operate seven days a week, opening daily at 5:30 a.m. It would close at 10 p.m. Sunday through Thursday and at 11 p.m. on Fridays and Saturdays.
The planning commission’s recommendation for approval includes several conditions, with the most debated point focusing on pedestrian safety improvements at the adjacent East Lincoln Highway intersection.

A traffic impact study submitted by the applicant found the development would generate minimal additional traffic at the intersection.
Construction of the 7 Brew would require the removal of 57 parking spaces from the shopping center’s northern parking lot.

Even with the 7 Brew location, officials stated the shopping center would remain well above its required parking count after the reduction.
The new shop will compete locally with a nearby Starbucks, which has a drive-thru.
7 Brew launched in Arkansas in 2017 and began franchising several years later. It has been partnering with private equity firms to fund its expansion.
At the end of 2025, the company announced it had grown to more than 600 locations across 38 states.

In a statement released late last year, the company said it expects to maintain its growth. It recently opened walk-thru locations in college towns and a shop inside a Walmart.
