
SEPTA will hold a public open house on Monday, March 23, to share more information about the Langhorne Station Area Concept (SAC).
The concept could transform SEPTA-owned land around the Langhorne Regional Rail Station, which is located in Middletown Township, into a more walkable, transit-oriented community.

The open house will be held at Penndel Borough Hall from 6 p.m. to 8 p.m.
The Langhorne SAC is a part of SEPTA’s Transit-Oriented Communities (TOC) program.
Recently, an analysis found that the Langhorne Regional Rail Station, which serves as a gateway for Lower Bucks County in Middletown Township, Langhorne Manor Borough, and Penndel Borough, needs about 150 parking spaces for future demand.

SEPTA found that this need can be easily met while also redesigning part of the 1.7-acre south parking lot along Park Avenue. This 1.7-acre parking lot will be developed to fit the Langhorne SAC’s mission.
SEPTA is currently exploring redevelopment options that may occur in this lot.

The Langhorne SAC is also seeking to create a walkable community by creating both modern housing buildings and encouraging economic revitalization in the downtown area.
The preservation of SEPTA commuter services is also mandatory within the redevelopment concept.

The Langhorne SAC details an effort to address an ongoing local housing shortage in the three Lower Bucks County communities near the station. No new housing developments have been seen in the area in more than four decades.
As a result, the Langhorne SAC seeks to build a four-to-five-story multifamily building.

The concept also includes a push for more economic growth in downtown Penndel. This growth could be seen in new ground-floor retail stores or other commercial services.
The Langhorne SAC also details an integration of advanced stormwater management, new public open spaces, dedicated commuter parking for the rail station, as well as areas for SEPTA maintenance and other operations.

SEPTA’s Langhorne concept is still in its development phase.

According to the transit authority, land entitlements will occur in 2026.
The project’s developer selection will occur in 2027, while refinement of the project is expected from 2027 to 2028.
Permitting and construction of the project are to be determined.

SEPTA’s Transit-Oriented Community program has already begun reviewing ways to redevelop areas near several of its train stations in other parts of the region. SEPTA announced last year that it was exploring ways to create a more walkable community near its Bristol Borough Regional Rail Station and is moving forward with a redevelopment at the Ambler Regional Rail Station in Montgomery County.
