SEPTA has revealed that it is looking at options to transform the area near the Langhorne Regional Rail Station into a walkable community hub.

SEPTA’s project, called the Langhorne Station Area Concept (SAC), would help to revitalize Penndel Borough’s downtown area.
In the process, the Langhorne Station Area Concept would create a more walkable community that has transit-oriented development.
The latest project is a part of SEPTA’s Transit-Oriented Communities (TOC) program.

To complete this new vision, SEPTA will focus on ideas to revamp its south parking lot on Park Avenue.
The main features of the Langhorne Station Area Concept are designed to both support local transit communities and encourage economic growth in the area.

One of the key aspects of this project includes introducing more modern housing options in the immediate area of the Langhorne Regional Rail Station. There have been no new housing developments completed near the station in more than 40 years. Meanwhile, within a half mile of the station, apartment vacancy rates are at 2 percent. A focus on addressing this housing shortage is a central part of the Langhorne Station Area Concept.

Boosting business in downtown Penndel—which would encourage economic growth—has also been discussed. One such idea includes creating ground-floor commercial spaces for local businesses at any development on the SEPTA property.
Revitalizing local infrastructure by integrating advanced stormwater management, as well as creating new public open spaces, is also suggested within SEPTA’s new project.
Maintaining transit operations—including areas dedicated to SEPTA maintenance and commuter parking—is a key feature of the Langhorne Station Area Concept.

The Langhorne Regional Rail Station in Middletown Township is bordered by both Langhorne Manor Borough and Penndel Borough.
SEPTA has explained that it is committed to being transparent to the local community about this new project, which is still in the development stage.
SEPTA’s TOC program has already begun reviewing ways to revamp local communities living near its train stations in other parts of the region. SEPTA announced last year that it was exploring ways to create a more walkable community near its Bristol Borough Regional Rail Station.

The Langhorne Station Area Concept is currently in development.
The project will undergo developer solicitation and selection in 2027, while refinement of the project will occur in 2027-2028.
Permitting and construction of Langhorne SAC have yet to be determined.
