
The Falls Township Board of Supervisors cleared the way for a new self-storage and mixed-use development in the Morrisville section of the township.

The supervisors last month granted preliminary and final land development approval to Laundry Properties LLC to consolidate and develop two parcels located at 316 to 320 West Trenton Avenue.
The site, which is located situated within the Neighborhood Commercial District, has a residence and two outbuildings, which are slated for demolition.
The approved plan features three self-storage buildings, measuring 3,621, 5,105, and 5,495 square feet.

Two buildings mixed-used buildings, measuring 1,020 and 1,213 square feet, will house retail space and a small number of apartments.
The site will include 15 parking spaces for the self-storage, retail, and residential.

The development is designed with the mixed-use structures fronting West Trenton Avenue, while the self-storage facilities will be located toward the rear of the property.

The proposal has undergone several revisions since it was first introduced by the developer several years ago.
During a presentation to the planning commission last year, the developer provided renderings intended to complement the existing aesthetic of West Trenton Avenue.

In previous testimony before the planning commission, the developer’s representative noted that the project would improve local safety by consolidating access into a single driveway. Additionally, the plan includes upgrades to the site’s stormwater management system.
The project will require the removal of several trees on the property.

In accordance with township regulations, the developer will provide a fee-in-lieu of planting as the final plans move forward.
