
Two new homes will be constructed in Bristol Township’s Croydon section following an approval from officials.

Bristol Township Council approved subdivision for the site and several waivers for the developer last Thursday evening.
The property in question is located at the corner of New York Avenue and Third Avenue.
Larry Young from Tri-State Engineers presented the plan from developer New Horizon Property Management at the council meeting last Thursday.

“We’re going to move this lot line, change the slot line and move it up towards here where the side yard setback meets the side yard setback,” Young explained.
The proposal involves constructing two new houses on existing lots.

Each house will have a footprint of about 1,200 square feet and include an underground infiltration basin, water and sewer connections, driveways, and garages, Young said.
Young confirmed the lots meet the requirements for the R-3 residential zone district, with no variances needed.
The first lot is approximately 7,000 square feet, while the two new lots will be about 5,500 square feet each.

Council members inquired about stormwater management.
Young assured them the soil is suitable for water retention and the underground infiltration basins will handle runoff.

Council President Craig Bowen wished the developers “good luck” as they move forward with the project.
