Popeyes Louisiana Kitchen’s plan to construct a restaurant is moving forward and will be voted on by Bristol Township Council at an upcoming meeting.
Bensalem Township-based Rahmani Enterprises Corporation is seeking to construct the new fast food eatery at 1111 Veterans Highway (Route 413) in Bristol Township. The proposed location is across from Winder Drive and was once the location of Golden Donuts. The former doughnut shop was demolished in 2017 after standing empty for a long time.

Last month, the Bristol Township Planning Commission recommended preliminary and final land development for the 2,354-square-foot fast food restaurant. The council next gets to approve or deny the plans at an upcoming meeting.
The eatery would sit on the .63-acre lot.
The plans call for 20 parking spaces and a two-lane drive-thru that merges into one pick-up lane. The site would have an entrance and exit at the traffic light.

The Bristol Township Zoning Hearing Board previously approved several waivers for the site. The zoners approved variances for impervious surface coverage of 74.3 percent, which is usually capped at 65 percent; permit two street trees where six would otherwise required; allow the parking setback to be less than required; have less parking spaces than typically required; and not require a loading space.
Bryce McGuigan, the attorney for the site developer, said the plans fit the town center overlay district that is listed for the site. He added the plans are a “significant upgrade” to the site.

The site Popeyes Louisiana Kitchen is eyeing has been marketed for fast food or medical office use for several years.
In 2020, Metro Commercial Real Estate brochure marketed the site as being within five miles of 225,000 people and an average household income of nearly $86,000.
Popeyes Louisiana Kitchen has more than 3,400 locations in the U.S. and 29 other countries. Locations operate largely under a franchise model.

The Middletown Township Board of Supervisors approved construction of a 2,145-square-foot Popeyes Louisiana Kitchen at 1791 East Lincoln Highway in May. Construction on the site has not yet begun.
Popeyes Louisiana Kitchen already has locations along West Trenton Avenue in Falls Township’s Morrisville section and along Levittown Parkway in the Levittown Town Center in Tullytown Borough.
