Retail and restaurants are proposed for a site that borders the Oxford Valley Mall property in Middletown Township.

The plans have yet to go through the land development process and would still need to come before township officials, but they were submitted to county planners recently.
The plans call for construction of the retail and restaurant center at the site of the former Bally Total Fitness on Middletown Boulevard and a connected parking lot off East Lincoln Highway.
The proposal calls for construction of a 5,920-square-foot retail space and a neighboring 5,600-square-foot restaurant in the area were the former gym stood. Closer to East Lincoln Highway, a 6,345-square-foot building that would be split between retail and a restaurant with a drive-thru lane.

The plan calls for two retail spaces and two eateries between three buildings.
The proposal would add walkways, parking for the businesses, and in and out access along Middletown Boulevard and East Lincoln Highway.

The circa-1980s gym building was demolished last summer.
The Bally Total Fitness had been closed since 2011 when the chain sold many of its clubs to LA Fitness, which operates a location nearby in Falls Township.
A number of new businesses and eateries have been added to the areas around the mall in recent years.

Construction is expected to start in the coming months on more than 600 new apartments at the Oxford Valley Mall complex, just a few dozen yards from the proposed retail and restaurant space.
Simon Property Group, which owns the Oxford Valley Mall, has eyed a larger redevelopment of the complex.
