The corner of Hulmeville Avenue and West Woodland Avenue in Penndel Borough is starting to look quite different with the addition of 14 brand new twin homes as part of the under constructionย School House Court development.

The construction is part of an on going project by Rich McManus, the president of RPM group, a building group in business for nearly four decades. According to McManus, he was inspired to begin the development after learning of an old school house that once resided on the property back in the borough’s earlier days.

Each of theย 2,438-square-footย homes, according to the builder, will come standard with three bedrooms, two and a half baths, a master suite with walk-in closet and private bath, a modern open floor plan with a center island, convenient upstairs laundry room, a full basement, a garage with an access door and a porch. The energy-efficient homes, with the exception of additional upgrades, start at $325,000. The realtor for the development could not be reached to note how many of the properties have yet sold.

According to theย developer, upkeep will be protected by use of a Home Owners Association (HOA), where residents will be required to contribute a working capital of $300 at closing and an annual payment of $350 paid quarterly into the fund. The fund will be used to maintain and repair common areas, the internal cul-de-sac, portions of the sidewalk, open space, stormwater management, access entrance and curbing. Residents are individually responsible for the upkeep of their own property, including landscaping and snow removal.

According to a website for the development, McManus has made it his mission to combine modern conveniences with the ambiance of the close-knit borough, noting the development is highly desirable for buyers as a central location between major roadways and public transportation and as a member of the Neshaminy School District.

The builders of the project are also the builders behind Delaware Breeze, the multi-million dollar community in Bristol Borough, as well as Whispering Woods, a row of homes in Langhorne.

The development marks the first in many years in Penndel.
