Vacant Mill Run Building in Bristol Under Sale Agreement

An agreement of sale for the vacant Mill Run property on Wilson Avenue in Bristol Borough has been signed with Dallas Properties LLC.

Bucks County Redevelopment Authority Executive Director Bob White said the agreement of sale included an initial $25,000 payment. White said more payments would be made by Dallas Properties of Huntingdon Valley if they decide to close the sale in the next five months. In total, the building’s sale price is roughly $400,000.

White said the sale is not set in stone. He told LevittownNow.com Dallas Properties could back out of the deal before the end of the five-month period, however, they would lose the initial $25,000 in doing so.

The agreement was approved by Bristol Borough Council and the Bucks County Redevelopment Authority on Friday. White said a similar agreement for the five-story with another company fell through in 2012 and several other developers have shown interest in the property in the time since.

The group behind Dallas Properties, as part of the agreement, will use a five month period to work with their team to see if the building would be suitable for a personal care facility, nursing home or similar type of facility. The building can not be used as a drug or alcohol rehabilitation facility, according to regulations.

Those behind Dallas Properties have experience with owning other personal care facilities and seem to be a good fit for the 77,000-square-foot building, White said. A listing with the Pennsylvania Department of State shows Dallas Properties was registered by a Philadelphia-based corporation service. The owners of the of the LLC could not be reached as of press time.

Bristol Councilman Greg Pezza said he is pleased with the agreement of sale and is cautiously optimistic about the building’s future.

The building is structurally sound, but would need a complete overhaul inside, White said. The new owners would need to find a way to make their proposed facility profitable.

Council members Pezza and Lorraine Cullen have spoke at council meetings many times about the property. Both have worked with the RDA to find a buyer for the property.

If the sale is closed soon, White said, work on rehabilitate the abandoned structure could start within the next nine months.
