Prickett Preserve in Lower Makefield Township was completed in 2023 and is currently 98 percent leased.

The 22-acre site is located at the intersection of Stony Hill Road and the Newtown Bypass, across from the popular Shady Brook Farm.

An asking price for Prickett Preserve was not disclosed in the listing.

While the retail and commercial portion of the property is for sale, the adjacent luxury residential complex, Madison Prickett Preserve, is not included in the offering.

The shopping centerโ€™s financial profile is heavily dependent on its grocery store anchor. Wegmans accounts for 38 percent of the propertyโ€™s gross income and operates out of an approximately 88,000-square-foot space.

Wegmans is reported to have 18 years left on their lease of their store.

The supermarket, which opened in March 2024, is joined by a number of tenants, including CVS, Duck Donuts, Wonder, Paris Baguette, Michael Jewelers, Chase Bank, and restaurants Firebirds Wood Fired Grill and LaGrange. The center also houses medical offices and beauty spas.

The JLL listing notes the site’s location within an affluent pocket of the Philadelphia area.

According to the listing, close to 145,000 people reside within a five-mile radius of the center, boasting an average household income of $166,500.

Nearby, DeLuca Homes received approval last year to construct 47 single-family homes on the former Wright farm off the Newtown Bypass.

Additionally, developers are moving forward with Farms Edge at Shady Brook, a 129-home community for older adults in Middletown Township. The plans still need final approval.
