A closed PNC Bank in Falls Township is one step closer to being replaced by a Dunkin’ with a drive-thru.

The Falls Township Board of Supervisors Tuesday evening unanimously approved a conditional use application for the Dunkin’ drive-thru at the former PNC bank location at 301 West Trenton Avenue.
The conditional use approval addresses requirements that the proposed change be consistent with the zoning district’s purpose, will not negatively impact neighboring properties, and includes parking and lighting.
Chelsey Jackman, the franchisee’s attorney, said the renovations of the property will follow the “spirit, purpose and intent” of the Neighborhood Commercial District.

Dunkin’ franchisee Vijay Padodora will next need to submit a land development plan for review.
The Dunkin’ franchisee will use the existing drive-thru area and convert it for doughnut and coffee sales. There will be only minimal changes to the building’s exterior.
“We’re just doing inside,” Padodora said.

The project plans include tree plantings and landscaping improvements.
Signage changes will be limited to replacing the existing bank signs with Dunkin’ Donuts branding, according to Patadora’s testimony.
“Previously, the PNC Bank had a drive-thru. Now, instead of taking money, it’s going to be selling doughnuts and coffee,” Dence said.

The plan received a recommendation for approval from the township’s planning commission in November.
The PNC Bank branch in the Morrisville section of Falls Township closed its doors in early 2024 as part of a series of branch closures by the financial institution.
