Construction is underway on a new 10-home development in Bristol Township’s Newportville section.

3rd Construction Inc. recently received approval from the Bristol Township Council to build 10 single-family homes on a 3-acre wooded property located at the end of Avenue E, near I-95 and I-295.

Land clearing on the site took place over recent weeks.

John Genovesi of Tristate Engineers, who was representing the developer, presented the project to the Bristol Township Planning Commission late last year.

“We’re looking at 10 residential lots, with five on each side of a cul-de-sac,” Genovesi said.

He added that an “11th lot” is planned for a “retention basin,” which will drain into a stream along the northern boundary of the property.

According to Genovesi, the lots on the south side of the cul-de-sac are approximately 5,000 square feet each. The northern lots are larger, ranging from 9,000 to over 10,000 square feet.

The property features a stream along its northern edge.

The development will use public water and sewer services, and all construction is planned to avoid the floodplain area adjacent to the stream.

The developer previously secured zoning variances for lot sizes and setbacks.

The council also approved waivers for sidewalks, right-of-way width, and street tree requirements.
