Planners To Hear Proposal For 66 Townhomes Along Woodbourne Road

A proposal for a townhome community at the site of the former Dwight D. Eisenhower Elementary School will be considered by the Middletown Township Planning Commission this week.

Westrum Development Company is planned to construct the neighborhood dubbed “Woodbourne Ridge” at the former school site on Woodbourne Road in Levittown.

The planning commission’s meeting is scheduled for Thursday, July 11, 7 p.m. at the Middletown Township Municipal Building. The planning commission is an advisory body.

The revised plan by Westrum Development comes after a previous, slightly larger proposal was rejected by the Middletown Township Zoning Hearing Board in 2023.

Following the rejection, Westrum appealed to a county judge for their ruling. However, a compromise was reached in February between Westrum Development and the Middletown Township Board of Supervisors.

As reported by LevittownNow.com, the agreement to avoid a courtroom came after extensive discussions with residents of the nearby Cobalt Ridge community.

Under the agreement, the development will feature 66 townhomes, down from the originally proposed 70, and will include several features to address community and township concerns. The enhancements include more open space, extra overflow parking, and reconfigured townhomes to increase their setback from Woodbourne Road. Additionally, a decorative fence approved by the neighbors will be installed.

The developer has also agreed to double the required landscaping buffer and plant it before construction begins, and restrictions will be set to ban the addition of sheds and pools in the area.

As part of the plan, a new turn lane on Woodbourne Road will be constructed to create safer access to the nearby Cobalt Ridge section.

To minimize disruption, construction activities will be restricted to weekdays, as part of the agreement made public earlier this year.

According to Robert Gundlach, the attorney representing Westrum Development, the community will not have an age restriction.

The townhomes each will feature three bedrooms and are expected to be priced between $500,000 and $600,000.

The school building, which has been described as in “poor condition” and currently houses a nonprofit tenant, will be demolished to make way for the new development.

The property was sold by the Neshaminy School District ten years ago after the school’s closure.
