A developer is considering a small mixed-used complex along West Trenton Avenue in Falls Township.

Earlier this month at a workshop meeting, the Falls Township Board of Supervisors reviewed a sketch plan for a self-storage facility with office, retail and residential on the land at 316 and 320 West Trenton Avenue in the Morrisville section of the township.
The proposed development sits near the Morrisville Borough border in a mixed commercial and residential area.
Township Manager Matthew Takita said that the developer’s plan includes constructing offices at the front of the property and apartments on the second floor. The design would largely screen a planned self-storage facility that is part of the project.

Takita stated that the scale of the buildings, as outlined in the sketch plan, is intended to “mimic” the current architectural style on West Trenton Avenue.
The proposed mixed-use project received positive feedback from township officials.

Supervisor John Palmer said the design fits well into the corridor.
“It’s actually a nice-looking design,” Supervisors Chairman Jeff Dence said. “It looks decent to me.”
Previously, township officials had reviewed an earlier version of the sketch for the property and had advised the developer to revise it to better “fit into the neighborhood.”

The developer was looking for input from the supervisors before moving forward with the land development process, which will involve presenting detailed plans to township officials and requesting approval from the supervisors.
The site currently houses two homes, one of which is being utilized as a doctor’s office.

The supervisors took no formal action on the proposal during the workshop meeting.
