A group of small lots along Fallsington-Tullytown Road and Route 13 could soon have homes on them.

At a Falls Township Board of Supervisors meeting on Tuesday evening, officials discussed a developer’s proposal to build five duplexes on five small lots.
The supervisors took no action on the proposal, which would still have to go through the land development process.
Many of the lots are less than half an acre and sit across from the Levittown Continental fields.

Solicitor Michael Clarke said the lots are smaller than most and were more common decades ago.
“They tend to be smaller lots that were owned by some business that bought other businesses in the township. They would give them away as door prizes and things. As municipalities grew and space became less and less, people have tried to start developing these,” he said.

Joseph Jones, the township engineer, said the developer would need to obtain variances to build on the properties.
“It’s odd that somebody would build a house backing up to Route 13, but I’ve seen stranger things,” Supervisors Chairperson Jeff Dence said. “There’s not a lot going on down there.”
The homes would face Fallsington-Tullytown Road and back up to Route 13.

Jones joked that any developer “better beef up the guard rail system on Route 13.”
In the past, the small lots have been proposed for commercial properties for businesses and self-storage facilities, Township Manager Matthew Takita said.

According to county tax records, there are more than 15 of the small lots and they are largely owned by two different entities. Previously, many of the lots were owned by Shriner’s Hospital for Children.
