A series of renderings showing a project that could transform part of the Oxford Valley Mall campus have been obtained by LevittownNow.com.

A source provided this news organization with the renderings and a second source, who is involved in commercial development, provided additional confirmation. One of the sources said the renderings were circulated in late 2019 or early 2020 before the pandemic struck.
The renderings show the redevelopment of the courtyard to the mall and the One Oxford Valley office tower.
An official for the mall did not respond to a request for comment in time for publication.

The plans call for demolishing the large circular fountain and construction of several new eateries and stores joining the mall and around One Oxford Valley. The plans call for additionally revamping the current courtyard area.
One set of plans call for constructing a building with two 2,500-square-foot spaces next to One Oxford Valley, a 10,000-square-foot store, and a 6,500-square-foot building against the present J.C. Penney store.

The plans appear to match what LevittownNow.com has learned over the years about mall-owner Simon Property Group’s long-term aim to redevelop the mall into more of a “lifestyle complex.”
At other shopping locations, Simon Property Group has been working on redevelopment plans that feature mixed-use development and reworking existing mall properties.
While Simon Property Group has had ideas for the mall, no formal land development options, aside from the under-construction 600-plus upscale apartment complex, have come before Middletown Township officials at public meetings.

Adjoining the mall property, two restaurants and two retail shops will be constructed at the former Bally Total Fitness site on Middletown Boulevard.
Simon Property Group sold the neighboring Lincoln Plaza shopping center for more than $34 million in 2020.

The Oxford Valley Mall was built in 1973 on the site of farmland and a sod airfield. It last underwent a major update in 1998. It features just under 150 stores of varying sizes and is next to the 115,000-square-foot, eight-story One Oxford Valley office building.
The Oxford Valley Mall has seen many changes over the years and features three anchor stores, but one is currently vacant and the former Boscov’s was mostly torn down to make way for the apartments. The Sears closed in 2019, and a proposal to redevelop the Sears location as a charter school fell through.
