A total of 21 new homes were approved for construction last month by Bristol Township Council.

The homes were split among four different builders and locations. The largest development will feature a cul-de-sac and 10 single-family dwellings.
Council granted land development approval for the 10 new homes across two lots at 2125 Prospect Avenue in the Croydon section of the township. Lower Bucks Home Builders LLC is the developer.
A new road will be build with a cul-de-sac off Prospect Avenue to accommodate the new homes, according to the plans.

A stormwater infiltration basin will be constructed along Prospect Avenue to collect rain.
An existing single-family home on the site will remain.

The Bristol Township Zoning Hearing Board previously approved rezoning the land from R1 to R2.
The planning commission also recommended the supervisors approve the plan.
The Prospect Avenue project is just a few hundred feet away from an approved 24-home development on the former Maple Shade Elementary School property. Maple Shade Development LLC, which is connected to Falls Township-based Premium Excavating and Demolition, is the developer for the site that will soon see $300,000 to $400,000 homes constructed.

Kurt Schroeder, the township’s engineer, said the two developers will work together to build a sidewalk for the two nearby neighborhoods.
A seven-home development by Thomas Synder, of Lower Southampton Township, was approved along Miles Street and Broadway Avenue.

The plans call for seven lots with five single-family homes on Miles Street and two single-family homes at the intersection of Miles Street and Broadway Avenue.
Before the planning commission, neighbors had raised concerns over flooding that already happens in the area.

A representative for the developer told council new storm drains will be added and each home will additionally have stormwater management improvements. Currently, the neighborhood has no stormwater mitigation measures.
The developer also plans to make improvements to the streets where the homes will sit.

The supervisors also approved a plan by Lavender Builders LLC, of Middletown Township, to construct two single-family homes between Avenue B and Avenue C in the Newportville section of the township.

The .6-acre lot doesn’t actually touch Avenue B and Avenue C, but it will connect to Avenue B with a private street addition and driveways.
The developer was previously turned down after objections from residents, but Bryce McGuigan, the attorney for the builder, said the developer met with residents and made changes to the plan.

The supervisors approved 10 waivers related to the development.
Each home will be about 1,800 square feet.

For the fourth project, the council approved New Horizon Property Management Inc.’s plan to tear down an existing blighted home at 843 Stella Avenue in the Croydon section and build two new homes. The property sits at the intersection with Filbert Avenue.
The developer plans to add a stormwater management trench to the site.
