A developer is looking to construct 41 condominiums on what is now a wooded lot in Falls Township’s Levittown section.

Oak Village at New Falls Road LLC. is looking to conduct a multi-family residential development and parking accommodations at the 3.1-acre property at 9175 New Falls Road, which is across from the The Residences at St. Joseph Court.
The developer has made application to come before the Falls Township Zoning Hearing Board several times, but all the appearances have been continued due to illness or a delay in obtaining data.

Attorney Michael Meginniss, of Begley, Carlin, and Mandio, who is representing the developer, said this week that the Oak Village at New Falls Road LLC pushed their December appearance before the zoners because of a change in plans. The developer wants to switch the ownership of the 41 units from rentals to each unit being owned by the resident.

The developer is seeking a variance to allow a multi-family dwelling within a neighborhood commercial district and to permit the building to be higher than 25 feet, which is the maximum permitted in the neighborhood commercial district.
The property was sold to Oak Village at New Falls Road LLC. for $150,000 in October 2020, according to property records.

Numerous residents have been keeping track of the development and are expected to raise concerns.
The zoners are expected to hear the variance requests at their meeting on Tuesday, January 10, 2023.
