Two Large Industrial Buildings Planned For Bristol Twp.

Two large new industrial buildings are being planned for Bristol Township.

A representative for STD Associates/Realty Source presented a sketch plan for the roughly 25-acre site at 805 North Wilson Avenue to Bristol Township Council Thursday evening. The site is in Bristol Township, but sits near the border with Bristol Borough.

The representative for the developer didn’t state what company or companies plan to use the buildings or what would be manufactured at the site.

The developer plans to take down two large existing commercial buildings on the site and construct a 230,000-square-foot industrial building and a 100,000-square-foot industrial building. An existing 13,000 office building would remain, according to the plans and Township Manager Randee Elton.

The plans call for parking for 260 vehicles and 94 loading spaces.

Existing tenets at the site would have the opportunity to move to the new space if it worked out, the representative for the developer said.

The developer plans to request several waivers as land development moves forward, and they have been making amendments based on feedback from township professionals.

STD Associates/Realty Source representatives told township officials they plan to propose stormwater management improvements to the site.

The Thursday evening presentation before Bristol Township Council was just an overview of the developer’s proposal, but the plans still need to go to land development before they could get approved.

The site has been owned by STD Associates since the early 1990s. Prior, the site was owned by the Nockamixon-Bucks County Industrial Development Authority. Since the late 1940s, the site was home to Hammond Iron Works, a company that made oil tanks.

Earlier this month, the Bristol Township Zoning Hearing Board turned down variance requests for a warehouse planned for another section of North Wilson Avenue.
