A Chipotle Mexican Grill and MOD Pizza are coming soon to the area.
The Middletown Board of Supervisors approved preliminary and final land development for the eateries this week.

The restaurantsย will occupy a space underutilized parking in the Target shopping center at 2339 East Lincoln Highway in Langhorne and will be owned by the Marketplace at Oxford Valley, the same owners of the Staples, Guitar Center and other connected buildings adjacent to the Target.
Both restaurants will occupy a 4,550-square-foot building at the northern most part of the center’s parking lot, and both restaurants will face the shopping center entrance.
The building developers sought four variances to move forward which included parking only five feet from the building rather than 15, smaller parking islands, and parking close to the right away. The last variance assured that fees for both preliminary and final land development applications would be paid together.

Developers said during the supervisors meeting thatย they have consulted with traffic engineers and have devised a traffic control plan to ensure the flow of traffic runs seamlessly through the shopping center during the building’s construction.
MOD Pizza is a chain of fast casual restaurants which serve individual artisan-style pizzas and salads. The chain, whose next nearest locations are in Warrington and Willow Grove, is headquartered in Seattle. Chipotle, a well-known Mexican grill chain, has area locations inย Bensalem, Doylestown and Warrington. Another location is set to open soon in Warminster.

Last year, Chipotle threw out plans for a 2,150-square-foot eatery with outdoor seating in the parking lot of Lincoln Plaza Shopping Center on East Lincoln Highway, which features TJMaxx and DSW. The reason building officials suspected was due to problems with the site.
