Construction has begun on a new 55-plus residential community at the former John Fitch Elementary School site in Levittown’s Bristol Township section.

The 17.5-acre site, which will be known as the Villas at Greenbrook, is located on Greenbrook Drive.
The project is being constructed by Middletown Township-based DeLuca Homes and involves 180 housing units across several building types and styles.
The project includes three 24-unit apartment buildings, 15 four-unit quad buildings, two eight-unit flat buildings, two 10-unit flat buildings, and one 12-unit flat buildings. There will also be amenities like a clubhouse and a swimming pool.

Tree removal and site preparation began earlier this month.
The development is set to offer homes starting in the mid-$300,000 range and prices top out at $499,000, according to marketing materials.

The project layout connects the development to the local roads via Short Lane and Greenbrook Drive.
Township officials said stormwater management would be handled by a subsurface infiltration basin under the parking area adjacent to the 24-unit building. There will also be two wet detention basins located centrally and at the southeastern corner of the site.
As part of the plans, the project includes upgrades to Firefighters and EMT Park on Scholar Lane. The park will be reduced to one acre but will see new play structures and equipment installed.

The park will remain under township management but will be closed during construction.
The Fitch, Abraham Lincoln Elementary School site on Plumtree Drive, and George Washington Elementary School site on Crabtree Drive in Levittown were purchased by developer John McGrath through company JRGF LLC in August 2022 for $1.2 million.

An agreement reached by the Bristol Township Council in November 2022 will leave the George Washington Elementary School site on Crabtree Drive as dedicated open space for the township.
“Bristol Township will work with the residents to design a recreational park at this location and seek grant funding for construction,” the township said.

The land development for Fitch was previously approved by council, and the Lincoln project is expected to move forward next.
