The Bristol Township Planning Commission has recommended council approve a new townhome development in the township’s Croydon section.

In December, the commission recommended both preliminary and final development approval to the township council for the project proposed by developer JRZ LLC of Croydon.
The proposed townhome complex is set to be located in the 600 blocks of Coventry Avenue and Second Avenue and includes two three-unit townhomes, totaling six residential units.
The project follows the Bristol Township Zoning Hearing Board’s approval of several variances in April.

Attorney Michael Meginniss, representing the developer, stated that despite initial zoning and use complications, adjustments have been made to ensure the project aligns with zoning requirements.
The development is expected to enhance the area’s appearance and includes plans for a resident parking lot and an underground stormwater basin.

The developer plans to demolish two deteriorated homes currently on the site. However, existing businesses, including a machine shop and an auto repair shop, will continue to operate.
While the planning commission recommended approving waivers related to curbing, grading, easement widths, parking, and handicap parking location, discussions are ongoing regarding road improvements between the developer and the township engineer.
With the planning commission’s recommendation, the proposal now includes stipulations that the developer adheres to the township’s recommendations to gain land development and subdivision approval.
