UPDATE: Developer Pulls Application For Townhouse Project Ahead Of Zoning Meeting
A proposal to transform a former dance studio into a three-building, 16-unit townhouse development is set to come before the Middletown Township Zoning Hearing Board this Wednesday.
The developer, Zafar and Arshad Inc., has plans to demolish the current structure and construct townhouses with stacked units along Frosty Hollow Road next to the intersection with Veterans Highway (Route 413).

The development is proposed for a property that encompasses two tax parcels. The land totals just under .9 acres, according to township documents.
For the development to proceed as envisioned, Zafar and Arshad Inc. will need approval from zoners for nine variances.
The requested variances include allowances for a multiplex development on the site, 3 percent additional building coverage, and 8 percent extra impervious surface coverage. The variances also pertain to specific building setbacks, the placement of a fence in the front yard, and the green light for new residential development adjacent to existing nonresidential districts or uses.

According to county tax records, the developer acquired the property in 2021, shelling out $469,000.
Wednesday’s hearing is not the first time this proposal has come before the zoners. The original hearing was scheduled for September 13.

The Zoning Hearing Board meeting will take place at the Middletown Township Municipal Building on Municipal Way at 6:30 p.m.
