
Construction has begun on one of two sizable warehouses at the former Reedman Toll site.

The site sits along East Old Lincoln Highway (Route 213) near I-295 in Middletown Township.
The overpass was taken down last month, with earth-moving activities commencing over the recent weeks.

Boston’s Novaya Foxfield Industrial is set to erect a 360,000-square-foot warehouse and another measuring 451,000 square feet on land previously owned by Reedman Toll. The dealership has since sold the property but remains operational on the neighboring land.

Last year, township supervisors greenlit the project with a 4-1 vote.

Local residents voiced concerns last year regarding the development.

To mitigate concerns, the developer intends to add a sound-reducing wall, augment the number of plantings and trees in the buffer zone, and relocate a truck area initially situated near residences. Beyond addressing noise and traffic, plans are also in place for the inclusion of stormwater infrastructure for both warehouse sites.
No announcements have been made concerning tenants for the warehouses.

The developer has committed $1 million for traffic light enhancements in the township.

Proposed road improvements are planned along East Maple Avenue, East Old Lincoln Highway, East Lincoln Highway, and Woodbourne Road. The blueprint also shows a revamp of the Old East Lincoln Highway adjacent to the warehouses for enhanced capacity and turning lanes.
Earlier in the year, the warehouse site was acquired by Novaya Foxfield Industrial at a price tag of $50 million.
