Two separate developers have proposed a total of 119 new housing units for Falls Township.

The two projects will come before the Falls Township Zoning Hearing Board at a planned meeting next Tuesday at 7 p.m. at the Middletown Township Municipal Center’s meeting room at 3 Municipal Way in the Langhorne section.
Developer Brian Brzezinski is seeking variances for the former Lincoln Garage property at 654 Lincoln Highway in Falls Township’s Fairless Hills section.
The developer plans to construct two four-story residential apartment buildings, containing a total of 96 units. The proposed project is age-restricted, and will come with common areas and a fitness center for the residents, according to Tim Duffy, the attorney representing the project.

LevittownNow.com readers said a letter advising nearby residents of the plan arrived in mailboxes recently. The letter was posted on Facebook Wednesday.
The developer, according to the zoning hearing board’s agenda, are seeking a variance for apartments at the site, variances related to setback and buffer, one connected to plantings at the property, and a variance to permit 147 parking spaces instead of the required 264 spaces.

The 2.8-acre site runs from Lincoln Highway to Trenton Road, according to county property records.
In 2020, Freeland Holding Inc. purchased the property from Gene Bellardo, property records said.
The Lincoln Garage closed in 2010 or 2011. The majority of the garage was demolished by 2012.

Developer Night and Day Properties LLC. will come before the zoners to request variances for a proposed 23-unit townhome community along Bristol-Oxford Valley Road and Trenton Road near their intersection in the Fairless Hills section of the township.
The developer is seeking variances on minimum lot requirements, buffer, providing 46 off-street parking spaces instead of the 69 off-street parking spaces required under the ordinance, according to the meeting agenda.
