Work to build the first phase of the new upscale apartment complex at the Oxford Valley Mall in Middletown Township continued this week.

The first building is being framed out and growing taller by the day, while the parking garage is being put into place, precast section by precast section.

The ongoing first construction phase encompasses 391 apartment units.

The development occupies the space that was previously home to the Boscov’s and its adjacent parking area.

Construction began last September and is expected to wrap up by 2025.

A second phase with 223 units has been scheduled to start construction within the year.

The 614 apartment units will be distributed over two buildings.

Upon completion, the facility will showcase an array of amenities: a luxurious swimming pool, open-air cooking and dining spaces, a lounge, a multimedia room, a fitness hub, and a dog-cleaning station.

The residential development sets the stage for Simon Property Group’s broader vision of revamping the expansive 1,336,000-square-foot mall. According to a 2019 report by LevittownNow.com, the company aims to rejuvenate the 190-acre area.

The mall was opened in 1973. It was built on what was once agricultural land and a turf airstrip.

The mall houses nearly 150 retail spaces and is adjacent to the eight-story, 115,000-square-foot One Oxford Valley office building.

Developer CornerstoneTracy is concurrently revitalizing the former Doylestown Intelligencer site in Doylestown Borough with a mixed-use complex.
