The Falls Township Board of Supervisors and Morrisville Borough Council have approved land development plans to make changes to the aging shopping center off West Trenton Avenue and Plaza Boulevard in Falls Township and a portion of Morrisville Borough.

ARD Pennsbury, which has owned the shopping center for several years, is proposing knocking down a roughly 6,000-square-foot of the strip mall in the center of the shopping plaza to construct a new 10,500-square-foot space for Dollar Tree. The new store will pop up in the location formerly occupied by the long-closed Pennsbury Movie Theater.

Dollar Tree is a chain of dollar stores that operates more than 15,200 locations.

Attorney Zachary Sivertsen, who is representing the developer, said the plans will add an additional 1,900 square feet of retail space to the site, but the developer plans to reduce the impervious surface coverage.

Last year before township officials, a representative for the shopping center said Pennsbury Plaza has seen numerous retail vacancies in recent years as stores have competed more and more with online sellers.

The changes in the retail world have meant the shopping center needs updates to stay competitive.

About 10 years ago, Pennsbury Plaza began dealing with the loss of several tenants, including Sears Hardware. It has seen some updates and the addition of a Planet Fitness gym as its anchor tenant.

Supervisor Brian Galloway said the plan for the shopping center sounded good.

Jeff Dence, the chairperson of the supervisors, said the plan looked straightforward to him.

The shopping center is split between the borough and township, which has led to land development having to go through both municipalities.
