Two large warehouses are being proposed for a former portion of the Reedman Toll site in Middletown Township.

213 Industrial LLC, which is owned by Boston-based Novaya Foxfield Industrial, has proposed building a 360,000-square-foot warehouse and a 451,250-square-foot warehouse on two large pieces of land off East Old Lincoln Highway (Route 213) near I-295.
The proposal is broken into a northern and southern site that totals about 80 acres. The 360,000-square-foot warehouse is termed the northern site and a 451,250-square-foot warehouse is considered the southern site in plans.
It was reported earlier this year that the land was purchased by Novaya Foxfield Industrial for $50 million.

The plans and county property records show the warehouses are proposed on the land that currently makes up the old test track, security building, and parking area near I-295. It also includes the undeveloped field across the street.
The old test track and abutting property has been leased as a parking lot for Amazon delivery vans and tree trimming trucks recently.

Both warehouse sites would have entrances to Old East Lincoln Highway and will remove the existing overpass that connects the two parts of the property.
Plans for the warehouses also call for water management improvements and a tree buffer on the northern site against residences.
The developer came before the Middletown Township Planning Commission at their June 1 meeting. They presented their plan to solicit feedback.

The warehouses have prospective tenants, but none were announced, according to meeting minutes.
After concern was raised about potential noise from the northern warehouse, Paul Hughes, an engineer for the project, said there would be a tree buffer and a sound wall was not out of the question.

Resident Susan Carletto, who lives near the proposed site for the northern warehouse, was concerned about the construction in her backyard.
Ed Calvello, who lives on a street abutting the property, worried about noise from the warehouse and mentioned potential increase in traffic.

The warehouse plan is far from breaking ground and needs to go through the land development process, which would include coming before the Middletown Township Board of Supervisors.
There was a proposal to build a shopping center that would have had retail, restaurants, and a bank at the site of the Reedman Toll test track about a decade ago. However, those plans did not moved forward after being denied by the Middletown Township Zoning Hearing Board.

In 2021, Reedman Toll Auto World officials brought forward a concept that the undeveloped portion of land could be used for warehouse development.
At that time, Middletown Township officials were presented preliminary plans for a 450,000-square-foot warehouse that could be built at the site.
