The Falls Township Board of Supervisors approved a subdivision Monday evening that will help spur forward a proposed 976,300-square-foot warehouse.
The supervisors approved minor subdivision and lot line change for Stalwart Equities, which owns the former Solvay and part of the Rogers Foam Corporation tracts along East Post Road and Biles Creek at 2300 Pennsylvania Avenue in the Morrisville section of the township.

Attorney Robert Gundlach Jr., who represented Stalwart Equities, said the minor subdivision was to move 10.92 acres from an existing manufacturer on Post Road to the developer. The manufacturer had an excess of 20 acres and struck a deal to sell half.
“It’s land they don’t need,” the attorney said.
The land is expected to be used to allow emergency and/or secondary access to the warehouse, if it is approved.

Last September, the supervisors expanded the permitted use for the site with the expectation the warehouse plan would be submitted for land development.
Stalwart Equities first presented their plan to the supervisors in June 2020. The proposal called for a 916,300-square-foot warehouse and 60,000-square-feet of office space that could be used by one tenant or broken up for several.

The developer said last year that the proposed warehouse could employ up to 500 people and annually generate $963,000 in real estate taxes to Pennsbury School District, $41,000 in municipal taxes, and $33,000 in local services taxes.
Officials from Stalwart Equities reported last year that they had been working with Morrisville Borough to restrict larger trucks from traveling through the borough to get to the site.
“Developers are planning to widen South Pennsylvania Avenue to help accommodate traffic. In addition, the warehouse would have separate truck and passenger vehicle access. The truck route would be Route 13 to Tyburn Road to South Pennsylvania Avenue. Trucks exiting the site would be directed to turn left and head south along South Pennsylvania Avenue. Passenger vehicles would be able to access the site from both the South Pennsylvania Avenue and East Post Road driveways,” township officials said in a statement.

The supervisors still need to review land development for the site before any construction can begin.
The warehouse would not be far from the massive Keystone Trade Center project. Developers of that massive site have told the public the Keystone Trade Center is designed to add as much as 15 million square feet of new warehouse space and 5,000 to 10,000 jobs with a total investment of $1.5 billion over the coming years. The plan is to develop the “largest e-commerce, logistics, and multi-model industrial project on the East Coast” with room for as many as 20 new buildings constructed on speculative basis.
