NEARBY: Wegmans, Large Mixed-Used Development Approved

A large mixed-used development with a Wegmans supermarket has been approved just across the Middletown Township border in Lower Makefield Township.

The Lower Makefield Township Board of Supervisors approved the development during a roughly three-hour-long meeting Wednesday evening.

The Prickett Preserve At Edgewood development was first proposed in 2019 and has received vocal opposition from some residents concerned about traffic and the commercialization of the area.

Prickett Preserve At Edgewood will feature a roughly 100,000-square-foot Wegmans as the anchor store, smaller retail stores, a bank, pharmacy, and outdoor green spaces. There will also be 200 upscale apartments with a central clubhouse and swimming pool. The entire development will be connected by walking trails and open space. A historic farmhouse and a barn on the property will be fixed up and preserved.

The developer has agreed to fund millions in road improvements in the area.

The DeLuca Homes and Equus Capital-backed development will be constructed on the more than 30-plus acre property along Stony Hill Road across from the Shady Brook Farm and the Lower Makefield Corporate Center.

The site, which sits about 2,000 feet from both Middletown Township and Newtown Township’s borders, is owned by the Prickett family and Shady Brook Investors, according to county records. CL Prickett Antiques has operated several buildings that sit on the mostly undeveloped land.

Wegmans, which is known for its large selection of items and hot food bar, has sought a site in Lower Bucks County for years. The Rochester, New York-based, family-owned supermarket chain already has close to 100 locations throughout the northeast. 

The nearest Wegmans stores are in Warrington, Princeton, New Jersey, and in Mt. Laurel, New Jersey.

Prior to the mixed-use proposal, the site was eyed for an office build and later a warehouse.
