After more than 20 years, two pieces of empty property intended for commercial use in Bristol Township’s Croydon section will be developed.
One debris strewn lot on Phyllis Drive will be developed into a 151,115-square-foot warehouse building and a second nearby property on Anthony Circle will be turned into a parking lot for tractor-trailers using the warehouse. The site sits in the industrial park at River Road and Cedar Avenue.

Bristol Township Council last month unanimously approved preliminary and final land development for the project that is led by Anthony Phyllis Circle LLC.
A representative for the developer said the warehouse, which does not yet have a tenant, could have a height of 80 feet and has plenty of room for tractor-trailers with access to highways.
The warehouse is expected to employ about 100 to 125 workers that would include drivers, warehouse staff, management, and support workers, the representative said.

The developer, according to the representative, plans to hand over small portions of property off Anthony Circle at no cost to the homeowner’s whose property abuts their land. The transfer is due to some of the homes having fences and sheds partly on the commercial property that will be developed into a parking lot.
The developer plans to create a swale and detention basin at the development to curb potential water problems on Minot Avenue.

The developer plans to upgrade Phyllis Drive and Anthony Circle and convert them from private streets to public roadways.
The vacant land currently brings in about $42,000 in tax revenue, but if development happens, they could bring in about $300,000 per year in tax revenue.
The industrial park began being developed in the late 1990s and the remaining lots have been vacant for years. The developer noted that the project will complete the industrial park.

According to state records, the properties were long wooded and largely empty until development in the past three decades.
