The Middletown Township Board of Supervisors have approved preliminary land development and a conditional use application for a proposed new Wawa location with gas pumps.

The company is seeking to construct a roughly 5,000-square-foot store with gas pumps and aย canopy at the 1.8-acre property. There would be 62 parking spaces and a stormwater basin would be surrounded by trees.

The preliminary land development covered the site and conditional use was for the fuel station usage.

Plans will still need to be amended before the board can approve final land development of the location at what was onceย Paul Burns Auto Center at 639 East Lincoln Highway, land development attorney Ed Murphy told the Supervisors.

PennDOT is still reviewing the plans, but they have recommended traffic lights at the intersection which Wawa could potentially install as part of the project. The light could be used for those entering or exiting the Wawa, as well as benefit the Penndel-Middletown Emergency Squad headquarters building located across the street.

The Wawa would have a right-only entrance off East Lincoln Highway and the signalized intersection.

The township owns the woodland properties behind the site and would be provided with emergency access via an easement, Wawa representatives said.

The East Lincoln Highway proposed Wawa replaced the former plan to build on a lot off West Lincoln Highway in Penndel.
