
The first homes are taking shape at a new high-end, 55-plus community near Core Creek Park.

Frames for the first residences were erected this month at Regency at Stone Meadows Farm, where homes will range in price from $900,000 to more than $1.2 million, according to Toll Brothers, the developer.

The three available housing designs will offer between 2,300 and 3,100 square feet of living space, according to promotional materials.
Construction on the 88.8-acre portion of the former Stone Meadows Farm began in April 2023 and has progressed steadily.

Toll Brothers acquired the 168-acre property from Foxlane Homes for $40.5 million last year.

The Middletown Township Board of Supervisors approved the project in December 2022 after concerns from residents over traffic, environmental impacts, and infrastructure strain. The approved plan is a scaled-down version of earlier proposals and includes 17 single-family homes and 142 units in 71 twin dwelling buildings.

The development, which is off Langhorne-Newtown Road, will also feature a clubhouse, two access roads, and nearly 40 acres of open space managed by a homeowners’ association. Walking trails recently completed at the site now connect to Core Creek Park.

Approximately 67 acres of the farm will remain undeveloped and are preserved through a conservation easement.
The Bucks County Commissioners contributed $2 million to the easement, which includes the historic Stone family farmstead and allows for up to two private homes that are contingent on the family’s future plans.
