3rd Construction Inc. wants to build 10 single-family homes on a 3-acre wooded lot and cul-de-sac.
On Wednesday evening, the planning commission recommended that Bristol Township Council approve the subdivision and development plan along with several waivers.
The is located on Avenue E near where Newportville Road meets New Falls Road. It’s right next to I-295 on the east side and has a stream running along its northern edge.

John Genovesi, of Tristate Engineers, represented the developer and presented the plan to the commission.
“We’re looking at 10 residential lots, with five on each side of a cul-de-sac,” Genovese explained. “There’s also a retention basin planned for the 11th lot, which will drain into the stream along the northern boundary.”
The lots on the south side are about 5,000 square feet each, while the northern lots are bigger, ranging from 9,000 to over 10,000 square feet, he said.

The development will have public water and sewer service, and all construction will stay clear of the floodplain area by the stream.
The developer already received zoning variances in August for lot sizes and setbacks.
The Planning Commission is recommending approval of seven waivers for things like sidewalks, right-of-way width, and street tree requirements.

During the meeting, the planners added an eighth partial waiver to deal with the unusual shape of the northern lots, which are deeper than typically allowed.
The commission’s recommendation comes with conditions, including the developer must comply with everything in the township engineer’s review letter and meet with township staff to clarify if the new road will be public or private.
The plan now heads to the council for final approval.
