The construction of two large warehouses one part of the former Reedman Toll site has been making significant progress since the project began last fall.

The site along East Old Lincoln Highway (Route 213) near I-295 in Middletown Township is being developed by Boston-based Novaya Foxfield Industrial.
The project includes a 360,000-square-foot warehouse and another measuring 451,000 square feet on land that was previously owned by Reedman Toll. Although the dealership sold the property, it continues to operate on the neighboring property.
One of the warehouses is already standing with its roof completed, while construction on the second building is just starting. The second site is the former test track for the dealership.

The project received approval from Middletown Township Board of Supervisors in 2022 with a 4-1 vote.
There were concerns voiced by local residents about the development.

In response to these concerns, the developer has implemented several mitigation efforts, including the addition of a sound-reducing wall, the planting of bushes and trees in the buffer zone, and the relocation of a truck area initially planned near residences. Additionally, stormwater infrastructure is being incorporated into the plans for both warehouse sites.
No tenants have been announced yet for the warehouses.
To address traffic concerns, the developer has committed $1 million for traffic light enhancements within the township.

Road improvements are planned for East Maple Avenue, East Old Lincoln Highway, East Lincoln Highway, and Woodbourne Road. The plans also include a revamp of Old East Lincoln Highway adjacent to the warehouses to enhance capacity and turning lanes.
In early 2023, the property was acquired by Novaya Foxfield Industrial for $50 million.
