The Middletown Zoning Hearing Board will consider variances for the redevelop of the shuttered Toys-R-Us store on East Lincoln Highway.

If approved, the 5.08-acre property at 2345 East Lincoln Highway in Langhorne would accommodate both a car wash and four-story hotel, Middletown Director of Building and Zoning Pat Duffy confirmed.

Four variance requests in reference to the proposed project by 2345 Lincoln ABC LLC, based in Hamilton, New Jersey. were submitted to township zoning officials recently. The zoning board will be asked to review the plans and variance requests at an upcoming December 12 meeting.

The variances request relief to allow a hotel in an OC Office Campus District, and for the hotel use to be a second principal use with a car wash use on the property. The second variance makes a request for a 66-foot front yard setback for the hotel where the ordinance requires a 100-foot minimum. The third variance asks for a 40 percent floor ration where the ordinance requires a 28 percent maximum, and the fourth variance makes a request for exterior areas for storage of refuse.

The brand behind the hotel was not immediately listed in public documents.

The Toys R Us store closed as the company liquidated after failing to find a buyer. The New Jersey-based firm was bogged down by $5 billion in debt and changes in the marketplace.
