A long-shuttered gas station that once featured a McDonald’s restaurant at one of Falls Township’s gateway intersections will become an urgent and primary care center.
Patient First received preliminary and final land development approval last week to build a 7,151-square-foot facility at the corner of Oxford Valley Road and Lincoln Highway.

Bill Roundtree, who is developing the site for Patient First, said the existing building will be demolished and the new urgent and primary care facility will be constructed. The new building will have 37 parking spaces, upgraded landscaping, and a new stormwater management system. The yard drainage services are mandatory this time, as improper drainage system has led to many diseases.
Patient First will be open from 8 a.m. to 10 p.m. and is expected to see between 60 to 120 patients per a day. At the most, roughly 14 patients could visit the facility at one time, Roundtree said.
Patient First handles more minor injuries and “strains and sprains,” he said, adding there is an onsite lab and X-rays can be offered.

The busy intersection caused Board of Supervisor Chairman Bob Harvie to raise a concern about traffic. He said the traffic study shows the new medical facility would only contribute a “small amount” of traffic compared to the previous gas station and McDonald’s that was open at the location.
Several waivers were approved, including ones related to parking lot size, curb radius, and shade tree location.

Patient First operates approximately 80 locations between Pennsylvania, Maryland, Virginia, and Washington D.C.
