A tire and auto service facility is looking to open along Lincoln Highway as part of redevelopment project at a 2.37-acre vacant parcel.

The Falls Township Zoning Hearing Board last month granted several variances to Hale Properties LLC to redevelop 111-115 Lincoln Highway, which is in the municipality’s Highway Commercial District between Fortunoff Backyard Furniture and Meineke Car Care.

The proposed plan for the site.

Plans call for the construction of an approximately 7,020-square-foot vehicle repair and tire shop. The main focus of the business will be tire service, according to the developer.

“The facility contains six service bays,” said Leonard Altieri III, the attorney representing the developer.

Altieri explained that the business expects to employ roughly 10 workers per shift.

One variance granted by the board reduces the site’s required parking from 81 spaces to 34.

Altieri stated that constructing the full 81 spaces would “create an unnecessary impervious coverage and would provide parking far in excess of the actual operational needs contemplated by this building.”

The approved 34 spaces will still exceed the facility’s day-to-day requirements, the developer said.

Reducing the parking footprint will also help preserve green space on the parcel, which sits partially within a 100-year floodplain.

Altieri confirmed the physical building will sit entirely outside the floodplain area.

Additional variances were approved for setback and buffer requirements.

Altieri explained that most of these relief requests stem from pre-existing nonconformities on the property, which previously housed vehicle-related operations and golf cart sales.

For example, the property’s existing front yard setback measures approximately 60.7 feet. The proposed construction will shift the setback to roughly 69.8 feet, moving the site closer to the township’s 100-foot requirement.
