The Falls Township Board of Supervisors has given the green light to a plan that will transform an industrial site on Steel Road.

The approval came during the supervisors’ meeting last month.

The proposal was by 141 Steel Road Morrisville LLC, which is owned by Thomas Earle, will consolidate four parcels into two and allow for the construction of approximately 328,000 square feet of modern warehouse space.

“We’re proposing the construction of two warehouse facilities,” said attorney Michael Meginniss, who was representing the property owner. “We’re building spec, but it’s consistent obviously with the surrounding area. These are permitted uses. They’re designed to be class A, state-of-the-art modern facilities.”

The larger of the two buildings will span approximately 272,000 square feet on a 31.3-acre parcel, while the smaller building will measure about 56,000 square feet on a 6.3-acre lot.

The property is currently used by Earle for asphalt operations and is characterized by large open-air exterior material storage and numerous piles of material.

Meginniss stated that the new development looks to improve the property’s use within the industrial area located off Tyburn Road.

Meginniss also highlighted a market demand for smaller warehouse spaces in the area, particularly for the 56,000-square-foot building.

“I think really there is a need for [this size building],” Meginniss said. “Obviously there’s large buildings that are filled in our community regularly, but I see less out there space for the sorts of businesses in Falls Township that could occupy successfully a new 56,000 square foot structure.”

Supervisor Chairperson Jeff Dence noted the potential environmental benefits of the project.

“This is probably a good thing for the environment, I mean, with getting rid of that big industrial [operation],” Dence said.

The developer had previously secured necessary approvals from the Falls Township Zoning Hearing Board.

During discussions, the developer requested relief from tree planting requirements.

Meginniss stated that the developer would comply with the township’s fee-in-lieu ordinance instead of planting all required trees on site.
